99acres CRM Integration: Auto-Capture Every Lead (2026)

99acres is India’s biggest property portal — and its leads go cold fast. Here’s how to auto-capture every 99acres lead straight into your CRM, so none slips through. About 10 minutes, no code.

Why speed matters: a 99acres buyer is comparing 4–5 brokers at once. Calling within 5 minutes makes you 21x more likely to convert. Manual entry from the portal loses that window — and for a 50-lead-a-day team, typing them in wastes ~2 hours daily. Auto-capture closes both gaps.

What you need before you start

  1. A ClosingFox account with admin access.
  2. A 99acres seller/builder account (or your 99acres account manager’s contact).

No developer, no plugin, no extra software.

How 99acres capture works (the big picture)

ClosingFox gives you one unique link (a webhook). You paste it into 99acres. From then on, every enquiry 99acres receives is posted to that link and lands in your CRM in under 2 seconds — named, tagged, de-duplicated, and assigned to the right salesperson.

  1. Open ClosingFox (web or app).
  2. Go to Assignment → Integration tab.
  3. Tap + Add Source and pick 99acres.
  4. Name it so you’ll recognise it later — e.g. “99acres — Mumbai”.
  5. ClosingFox shows your unique link:

Copy it. The token ties leads to your organisation; the src tags them as this 99acres source.

Keep it private. Anyone with this link can send leads into your CRM. Share it only with 99acres.
  1. Log in to your 99acres Seller Dashboard.
  2. Open Settings → Lead API / Webhook Integration.
  3. Paste your ClosingFox link in the webhook URL field and Save.
Can’t find the setting? Message your 99acres account manager: “Please set up webhook integration for my leads. Send every new lead as a POST request to this URL: [paste link]. Please also send a test lead.” They do this daily and will configure it from their side.

Step 3 — Send a test lead

  1. In ClosingFox, open the 99acres source and tap Start Listening for Test.
  2. On 99acres, hit Send Test Lead (or ask your manager, or submit a dummy enquiry on your own listing).
  3. Within seconds ClosingFox shows “Test received!”

Step 4 — Map the 99acres fields

After the test arrives, ClosingFox shows a table so you can confirm which 99acres field means what. It auto-detects most of them — you usually just confirm. A typical 99acres lead maps like this:

If a field isn’t matched, pick the right one from the dropdown. Skip anything you don’t need — ClosingFox keeps the full raw payload anyway, so you can map extra fields (like campaign or ad ID) later.

Step 5 — Tag the source (so you always know it’s 99acres)

Under Lead Source, type 99acres. Every lead from this link is now labelled 99acres — in the lead card, in reports, and as a filter. That label plus the src in your link is what lets you measure 99acres separately: its meaningful-call rate, its site-visit rate, and its booking rate on their own. Step 6 — How duplicates are handled

99acres buyers often enquire more than once — same person, two listings, or a repeat enquiry a week later. ClosingFox checks the phone number on every incoming lead:

  • If the number is new, a fresh lead is created.
  • If the number already exists, ClosingFox flags it as a repeat instead of creating a duplicate — so your team never calls the same person twice or pays attention to a “new” lead that isn’t.

You do nothing — dedup runs automatically on the phone field.

Step 7 — Auto-assign your 99acres leads

New leads land in the Pending queue. To route them automatically:

  1. Go to Assignment → Rules → + New Rule.
  2. Add a condition — for example, Source contains 99acres to catch all of them, or Source = 99acres AND Location = Pune to send Pune enquiries to your Pune team.
  3. Under Assign to, pick one or more salespeople (multiple = round-robin, fair rotation).
  4. Pick the Pipeline and Starting Stage, then Save.

Now every 99acres lead is created, tagged, de-duplicated, dropped into the right pipeline, assigned, and the salesperson gets a phone notification — all in under 2 seconds. Full detail: assignment rules deep dive.

Activate and you’re live

Tap Activate — the source turns green. That’s it. To pause 99acres later without losing the setup, open the source and tap Pause; your link stays the same, so you never reconfigure 99acres.

Troubleshooting 99acres capture

I pasted the link but no test lead arrives

Check three things: (1) you copied the full link with no missing characters, (2) you tapped Start Listening for Test in ClosingFox before 99acres sent the test, (3) 99acres actually sent it — confirm with your account manager. Wait 10–15 seconds and refresh; some portals delay slightly.

99acres says “Webhook failed”

Almost always a bad paste — an extra space, a cut-off character, or http instead of https. Re-copy the link from ClosingFox and paste it again. The URL must start with https://api.closingfox.com/api/ingest.

My account manager asks for a “POST URL” — is that the same?

Yes. Your ClosingFox webhook link is a POST URL. Send them the link; they’ll know what to do.

Leads arrive but the name or phone is in the wrong field

Open the 99acres source, re-open field mapping, and point 99acres’s field to the correct ClosingFox field. It applies to all future leads. Past leads keep their raw data, so nothing is lost.

Is there a lead limit?

ClosingFox accepts 60 leads per minute per organisation — far more than any portal sends. Your plan’s total lead limit still applies.

Can I connect 99acres twice — one link per project?

Yes. Create two sources (“99acres — Mumbai”, “99acres — Pune”), each with its own link, and ask 99acres to route different listings to different links.
