Let me guess what happened. You decided your real estate team needs a CRM. You started Googling. Found a few options. Clicked “Pricing.” And then…

“Request a Demo to Get Pricing.”

So now you have to give your phone number, sit through a 45-minute sales pitch, pretend to be interested in features you’ll never use, and THEN find out it’s 3x what you budgeted.

Here’s what every major real estate CRM in India actually costs. Verified from public sources, review sites, and actual customers. No surprises.

These numbers are per user, per month. I’ve included the cheapest available plan and the typical plan most teams end up on. Prices are before 18% GST — see the hidden-cost note on that.

Prices were re-checked in September 2026. TeleCRM, Zoho, LeadSquared and Kylas are unchanged since our July check. Salesforce moved to dollar pricing, so that row is corrected below. Three vendors hide their price behind a script or a sales call — those still carry the July figure from directories, and they’re labelled. Every source is linked under the table. Confirm before you buy.

Salesforce and Privyr bill in US dollars, so the rupee figure moves with the exchange rate. At roughly ₹88 to the dollar, Salesforce Starter lands near ₹2,200 and Pro Suite near ₹8,800 per user per month.

Kylas and Privyr amounts come from third-party directories, because their own pages load the price in scripts. Everything else is from the vendor’s official India pricing page. All rupee prices are before 18% GST.

What These Numbers Actually Mean for Your Team

Price per user sounds small. But multiply by your team size and 12 months — and it adds up fast.

Note: Kylas isn’t per-user — it’s a flat ₹12,999/mo whatever your team size (≈₹1,55,988/year, or ₹15,339/mo with GST), per its Techjockey listing checked September 2026. Cheap once you cross ~15 users; pricey for a team of 5. Salesforce is converted from $100/user/mo at roughly ₹88 to the dollar, so it moves with the exchange rate. All figures are before 18% GST, and ClosingFox is billed from 3 users (a 5-user team pays for 5).

Difference between cheapest and most expensive for 5 users:

That’s a senior salesperson’s yearly salary. Or a full year of Facebook ad budget.

The Hidden Costs Nobody Tells You About

The per-user price is just the starting point. Here’s what catches people off guard:

1. Setup / onboarding fees

Some CRMs charge ₹25,000-₹2,00,000 for “implementation.” This includes data migration, pipeline configuration, and training. Others do it free. Ask before you sign.

2. Lock-in, and the shrinking monthly option

You sign up for a year. After 2 weeks, your team hates it. You’re stuck paying for 11 more months.

The honest update for 2026: true month-to-month billing is disappearing in this market. Most Indian CRMs now sell prepaid quarterly or annual terms only, and ClosingFox is one of them — we stopped offering monthly billing in August 2026. So “just go monthly” is no longer advice you can act on.

What to do instead: take the shortest prepaid cycle on offer for your first term, even though the longer one is cheaper per user. 3. Add-on features that should be included

Some CRMs show a low base price, then charge extra for:

  • WhatsApp integration — ₹200-500/user extra
  • Call recording — ₹100-300/user extra
  • API access / webhooks — “enterprise plan only”
  • Additional pipelines — ₹500/pipeline extra
  • Mobile app — “premium feature”

That ₹499 CRM quietly becomes ₹1,200/user when you add what you actually need.

4. Minimum user requirements

Some CRMs require a minimum of 3-5 users. If you’re a solo broker or a 2-person team, you’re paying for empty seats.

5. Training costs (your time)

Setup time is a real cost, and nobody quotes it. While your team is learning the software, they are not selling. A heavier, configurable suite needs pipeline design, field mapping and training before anyone touches a lead. A simple tool is live in days.

6. GST — 18% on top

Almost every price you see is before tax. Add 18% GST and a ₹699 plan is really ₹825. On a 5-person team for a year, that tax alone is about ₹7,500. It’s not a scam — just remember to add it before you compare budgets.

The real calculation: Don’t just compare subscription costs. Add setup fees + time to go live + add-on charges + the cost of your team NOT selling during training. That’s your true Total Cost of Ownership (TCO).

Not all ₹499 CRMs are the same. Here’s what to expect at each tier:

Budget tier: ₹400-700/user/month

You get: Lead capture, pipeline management, call logging, follow-up reminders, basic reports, mobile app

You don’t get: Built-in telephony, IVR, email campaigns, marketing automation

Good for: Brokers, small developers, 1-15 person teams who need daily usability over enterprise features

The Question Nobody Asks (But Should)

“What does it cost me if I pick the WRONG CRM?”

Here’s the math:

  • 6 months of wrong CRM subscription = ₹30,000-₹1,80,000 (wasted)
  • Team loses trust in CRMs = next time you try, they’ll resist harder
  • 6 months of leads without proper tracking = hundreds of missed follow-ups
  • Migration effort = exporting data, re-importing, re-training

How to Pick the Right Price Point

Still shortlisting? Start with the best real estate CRM in India buyer’s guide. Then forget features for a second and answer these three questions:

  1. How many people will use it daily? — Multiply by the per-user price. That’s your monthly cost. Can you afford it without thinking twice?
  2. Will your team actually use it? — A ₹3,000 CRM your team ignores is infinitely more expensive than a ₹499 CRM they live in.
  3. What’s your biggest problem today? — If it’s “leads not getting called,” you need speed and assignment. If it’s “no marketing automation,” you need a premium tier. Don’t overpay for problems you don’t have yet.
The golden rule: Start cheap, take the shortest prepaid term you’re offered, and get the refund window in writing before you pay. Prove your team uses it daily. Then move to annual for the discount — not before.

Frequently Asked Questions

Is a free CRM good enough for real estate?

Free CRMs (like Zoho free tier or Bitrix24) work for storing contacts. But they lack real estate-specific features: portal auto-capture, phone dedup, site visit tracking, disposal flows. You’ll spend more time configuring a free tool than you’d spend paying for one built for your industry.

Why do some CRMs hide their pricing?

Usually because the price depends on negotiation, team size, and features selected. It also allows them to charge different prices to different customers. There’s nothing wrong with this — some enterprise products are genuinely complex to price. But if you’re a 5-person team, you shouldn’t need a sales call to know what you’ll pay.

Should I choose a short or long billing term?

Take the shortest prepaid term on offer for your first cycle, then move to annual once the team is actually using it daily. Note that month-to-month is now rare in this market — most Indian CRMs, ClosingFox included, sell prepaid quarterly, half-yearly or annual terms only.
